At the time, this warehouse at O'Hare Airport in Chicago, IL was the largest in the world for DHL Global Forwarding. The project required decommissioning their largest warehouse in North America to open this new facility and office space. Tomko Services was the lead program manager and general contractor for all facets of the decommission, move, and opening of the new facility. The program was mission critical to the global DHL network and was a high profile project from an elected leader perspective as the project earned significant tax incentives for retaining and creating jobs in Chicago and throughout Illinois.

We have our team onsite full-time and on-call to provide administrative services and labor services.Some examples of our services we provide includes ensure the general safety, clean, and quality working condition of the facility, and coordinating with all third-party vendors providing services to the facility. We also are responsible for providing general labor services, as needed. Our general labor services are intended to ensure the maintenance and prompt repair of building equipment, fire and security equipment, and other core operational equipment, such a forklifts, boom lifts or "cherry pickers", dock doors, ball transfer systems, etc.Clients find value in this ongoing onsite maintenance because it frees up their own staff to focus on their core functions and offers predictability in monthly, quarterly, and annual expenses.

As the strategic property solutions partner of choice, Tomko Services is oftentimes the Tier One, or general, contractor with the property owner, client, etc. While we self-perform a full suite of services for all the capabilities we offer, we do need subcontractors for niche services or specialized equipment. We have relationships with many companies and subcontractors for 50+ years and we only work with those with a proven history of safety, reliability and affordability.At Tomko Services, we manage all subcontractors directly on behalf of the client. This reduces the number of touch points for our clients, and eliminates the paperwork to onboard these companies into their own supply chain. With us managing all aspects of the subcontractors, we limit the distractions, paperwork, and management overhead for our clients.

DHL GLOBAL FORWARDING CALLED UPON TOMKO SERVICES TO DECOMMISSION ITS LARGEST AIRPORT WAREHOUSE IN NORTH AMERICA AT O'HARE IN CHICAGO

The DHL Global Forwarding warehouse and office was completely decommissioned and all materials that could be salvaged and repurposed in the new warehouse and office were moved to a staging facility until the new 491,000 sf warehouse and office for 500 employees was ready to be occupied.

Tomko Services has worked with a variety of city- and private-owned conference and event venues that were looking to improve the quality and to increase the frequency of the events taking place at their sites. We have also worked with a variety of property owners who were looking to generate new sources of revenue by utilizing their facilities to host special events.In one example, we worked with a city-owned community event space near Cleveland that was underutilized in both quality and frequency of events. We worked with the city to identify 20+ local social media influencers and event planners to create a series of unique events over the course of 2 years that were produced by the event planners and co-hosted by the social media influencers. The campaign and events were a tremendous success, including Hitch & Ditch, a wedding-themed resale event that was held 2 times per year and was the biggest show of the campaign and was expanded to 6 other cities throughout the state of Ohio.In Las Vegas, we worked with a neighborhood night club that was struggling to compete with the activities along The Strip and other tourist destinations. Our market research indicated their nightclub was in an arts district that supported a younger and more racially, economically, and socially-engaged diverse population than the traditional Las Vegas nightclub goer. We found a local LGBTQIA+ wrestling company that hosted monthly events at different venues throughout the city and their attendance was growing every month. We structured a deal where the wrestling company would have an "extended residency" at the nightclub and host their monthly wrestling events and promotional activities at the nightclub. The partnership has proven to be a giant success because the wrestling company no longer needs to find venues for their events every month and negotiate rates, insurance, security and more; and the nightclub is now known as the official home of this growing sport and wrestling company where big events happen every month with smaller promotional events throughout the month.
